This is the story of two close friends; both of

future brings he will manage, Mike believes in the future and

Mike saw his future and keyed in immediately.

+ 5.5m(year4) + 5.5m(year5) that’s 26m in total for his rental
apartment. You will notice
the increment in the rent at year4 you can trust a Nigerian
landlord in that, they have masters and PhD in Rental Increment.
Mike has paid 5m(the land(year 1)) + 12m(the
building(year 2)) + 0(year3) + 0 (year4) + 0(year5) Total of 17m
Today ola is pleading with mike to help him get
a land around and you can imagine the cost, its just 22m for
tenant ola after spending 25m for rent for 5years.

ReplyDeleteTheir calculations is not altogether correct?! The so called Mike that bought the land at Lekki, was he not paying rent somewhere else before he completed the house? Did he packed into the bare land he bought and started living there?...... But it's a good idea to invest in real property sha!!!

We are assuming they both earn the same amount and live in the same neighborhood. This is to ensure that all fingers are equal. For Mike, we need to include 17m plus cost of rent for those 2 years which is 17+5+5 = 27m.
ReplyDeleteThen we factor in the cost of the loan because after Mike pays his rent, he doesn't have cash down to pay for the land. This will still be deducted from his monthly pay. Can his monthly pay accommodate it?
Let us beware of half information before you jump into a project that will swallow one. Also, the areas he is mentioning is so far from VI that the amounts they are asking for the land is too expensive.

ReplyDeleteI guess its only available to "the big Boys" Please we are interested in affordable housing for all. Can an average Nigerian afford the prices you are calling here?? I have always said no matter how much money you think you have if you are sourrounded by poverty, you are also poverty stricken. No amount of RR's or Bentleys can change that fact. We need affordable housing for the masses.
